Home sellers are in a tough spot these days, with a slow market and a difficult mortgage lending environment. Home prices are dropping or remaining steady, and lenders are less likely to give out mortgages like candy as they have in the past. The net result is that home sellers have an up hill battle if they want to sell a home fast, as well as get the price they are asking.
Sellers can try things like home staging to improve the appearance of their home, in order to get a higher price, but home buyers know that they are in the driver’s seat. In a buyers market to sell your home fast will require concessions on your part, as well as a realistic attitude toward pricing and what to expect.
The only thing that really keeps a home from selling is price. Every property will sell if the price is right. For many home sellers however a low price is just not acceptable. As a result, if you are selling a home, you will either have to wait for the right price to come along, or give in to the best price you can get from a willing buyer. Real estate agents know this, but often will try to attract seller listings by telling sellers they can get more for their home than the market will actually pay. If you are selling a home, ask your real estate agent to show you comparable listings with prices for recent sales on homes that are similar to yours. In other words, ask your agent to back up the pricing they are giving you on your home. If you price your home realistically, it helps to sell the home faster.
When pricing your home, you must take into account the buyer’s perspective when they look at your property. So if your home needs work, or the location is not a good one, these are the kinds of things a buyer will take into account when they decide what to pay for your house. No matter how much you love the home you’ve lived in, a buyer will not have that emotional connection when they are looking at your house. If there are key repairs you can make to your home, it can help sell the house if you do these before putting it on the market. But ultimately to sell a house fast, the price will be decided by what the market will pay in your area, and whether a buyer wants to purchase your home at that price.
